Site Selection
We assist commercial and industrial clients with site selection, negotiation, purchase or lease.
Rent Reviews (Landlord and Tenant)
PropertyWorks has experienced resources capable of performing rent reviews in accordance with lease requirements either as Landlord or as Tenant.
Registered Valuations
We are able to provide independent Registered Valuations for property acquisitions and sales, rent reviews, Feasibilities, Mortgage, Insurance certificates and progress claims.
We have expertise in a variety of property sectors including assessments for Indemnity, Replacement, Sum Insured, Commercial, Industrial and Residential. We also provide independent valuation advise for Rent Review, disposal, acquisitions and portfolio analysis.
Lease Issues
We provide advice on all commercial lease issues, interpretation, application, and distinction
between liabilities and negotiations that comprise new leasing and/ or management of head
lease liability (where acting as Tenant or Landlord).
Project Management
We offer Project Management service for Major Refurbishments, retrofitting and Greenfield developments.
Due Diligence
We assist for the purposes of Sale and Purchase or Lease auditing arrangements, due diligence services and co-ordination and manage other professional needs including Structural, Engineering, Services, Financing and Feasibility modelling.
Acquisitions and Disposals (including Local Government)
We assist in arranging, preparation and negotiation of all Sale and Purchase agreements for all property. This can include arranging any subdivision of land, deposited plan and sale or development of land in accordance with local bylaws. For all Crown Acquisition and Disposal work, instructions received will also be guided through approved subcontracted Crown Accredited Agents (appointed through Land Information New Zealand).
Strategic Reviews and Feasibilities
We undertake strategic reviews and feasibilities for clients. Emphasis is placed on value added methodologies that question the current and future use of property. A strategic and qualified review of land holdings can often result in new and improved ideas worthy of concentrated resource.
Insurance Certificated / Assesments
We undertake valuations for insurance purposes over a variety of sectors, including residential (sum-insured), commercial and industrial properties.
